Enter your income and deposit to rank thousands of Australian suburbs against the latest median sale price (Oct–Dec 2025), blended with government data on schools, safety, health services and growth — signals no single official source publishes together.
Cash you'd put toward the purchase. Budget = estimated borrowing power + deposit.
Enter your income and deposit to see which suburbs fit your purchase budget.
Every suburb below has its own profile — median sale price Oct–Dec 2025, nearest schools, recorded-offence safety percentile, health services, growth outlook and its official ABS SEIFA decile. These are the 3 states publishing free suburb-level sale prices, with 1,138 profiles between them. Use the finder above to rank them against your own budget, or the Family Suburb Index for the full rankings.
Most suburb tools show prices or livability in isolation. This one estimates your purchase budget from your actual income and deposit (reusing the same engine as the Borrowing Power Calculator), then compares it against each suburb's current median sale price — published quarterly by state valuers-general and the NSW Department of Communities and Justice.
That budget fit is blended with five government-data signals — nearest government schools, recorded-offence safety percentile, nearest GP and hospital, population and dwelling-approval growth and the official ABS SEIFA decile — assembled from more than a dozen state and federal open-data sources into one Family Fit Score out of 100. Affordability always counts for at least ~35% of the score, and affordable tiers always rank first: the finder never puts an out-of-reach suburb above one you can genuinely buy into.
No source combines all of this today — each state publishes its own school, crime and growth data in a different format and geography. Consolidating them is the whole point of this tool.

This calculator exists to show you the arithmetic. It applies published Australian rates, thresholds and formulas to the numbers you enter and shows the working, so you can check it. That is all it does — it produces a number and describes what the number is. It does not recommend anything and it holds no opinion about any financial product.
